AI-generated summary

In just four years since its inception in 2021, Smartworld Developers has rapidly carved a firm presence in the Indian real estate scene.

“At this very moment, we have seven active projects, ranging from high rises to premium residential communities,” President Hari Easwaran Iyer proudly notes.

“We recently launched Sky Arc in Sector 69, Gurugram, which sold out within 36 hours of launch.”

While the use of technology has played a leading role in building Smartworld, strategic execution and a commitment to quality have been the founding principles that have driven the company’s rapid growth, earned customer trust and positioned it as an emerging leader in the real estate scene.

“All this attention to detail flows into timely delivery and quality, and that brings in our customers.”

Iyer believes that being an owner-driven company gives Smartworld a human touch that fuels its progress.

“The owners brought in the leadership team first and gave us full autonomy over team selection, processes and systems,” he tells The CEO Magazine.

According to him, owner-driven companies outperform corporates in real estate because they have ears closer to the ground.

“Approvals happen on the move, while we ensure robust processes and systems keep everything running seamlessly,” he explains.

Building trust

The customer has always been Smartworld’s driving force.

“From our first project, which launched immediately after COVID-19, offering private terraces and basements, every decision has been driven by what buyers truly want,” Iyer explains.

“Government regulations from 2014 onward has ensured a level playing field for both customers and builders. Now, product and quality is the true differentiator.

“Understanding the customer’s pulse is what truly sets us apart.”

Smartworld has established a strong presence in Gurugram and is now gearing up for expansion.

“Our next step is Noida, and from there, we’ll extend our reach to other major cities,” he says.

Quality is of utmost importance.

“We use only aluminum framework projects because of the excellent finishes the metal offers,” Iyer adds. “All this attention to detail flows into timely delivery and quality, and that brings in our customers.”

Detail oriented

As an army veteran, Iyer credits much of his leadership philosophy to his military experience. He shares a lesson that has guided him throughout his career, and that is that the devil’s in the detail.

“With a flood of data and AI-driven tools at our disposal, the real challenge isn’t access – it’s how we apply the information we get,” he explains.

“My time in the army taught me that true listening isn’t just hearing – it’s absorbing unsaid details silently that makes all the difference.”

Iyer believes that broadening our visions and embracing experiences beyond work leads to better decisions.

“Leaders evolve organically,” he reflects. “We’ve faced the hurdles, with boots firmly on the ground and grown through rich and varied experience. The youth of today must be exposed to all the colors of the rainbow – only then can they truly branch out and thrive.

“I play badminton, I swim, I have been a jockey and am an avid biker. I also bring in a lot of what I learned in the army to the corporate world. The first lesson that true leaders learn is that holes in an umbrella can only be seen by the ones standing below it.”

“At Schueco India, we deeply resonate with Smart World Developers’ ethos of innovation, agility and customer-first thinking. We embrace each project like it’s our first – adaptive, future-focused and sustainable. We are committed to creating building envelope solutions that leave the planet better than we found it.” – Shyam Raghunandan, Managing Director, Schueco India

Listening, Iyer believes, is a leader’s most vital skill.

“Poor listening is the common cold of senior leadership,” he says. “My time in the army taught me that true listening isn’t just hearing – it’s absorbing unsaid details silently that makes all the difference.”

With a solid foundation of principles and people-first values, it’s no surprise that Smartworld has been consistently recognized as a great place to work.

“We’ve earned this certification every year since our launch four years in a row,” Iyer says with pride.

Algorithm, algorithm, algorithm

As skylines evolve with advancements in real estate, so do the industry’s defining mantras.

“Traditionally, real estate was all about ‘location, location, location’, then a decade ago, it shifted to ‘digitization, digitization, digitization’,” Iyer says.

“Today, it’s all about ‘algorithm, algorithm, algorithm’ because AI and the algorithms driving it will shape the future of the industry.”

Technology is woven into every aspect of Smartworld’s operations, ensuring transparency, authenticity and professionalism at every touch point.

“We’ve automated the entire value chain from concept to handover,” Iyer says. “From drones for geospatial surveys to AI-driven insights, software solutions and real-time video logs, technology powers every step of our development journey.”

“What we need is one unified fabric – one that weaves together the best practices of top players, setting a benchmark for all.”

Every technological advancement finds its place at Smartworld.

“Four years ago, digital twins in construction were virtually unheard of, but today, they are an integral part of our goals,” he explains.

“With the sheer volume of information available now, the real challenge is determining what to sift and how swiftly we can act on it.”

The people-centricity of Smartworld extends beyond customers to the company’s consultants, suppliers and contractors as well.

“We see them as our partners. Taking care of our partners is a priority,” Iyer says.

“For example, if a payment is overdue by more than a week, a notification appears directly on the Chairman’s desk. With automated systems in place, our certified payments are always timely.”

There’s no time like now for the Indian real estate industry.

“India is today’s most happening story,” he says. “The world knows it.”

As he wraps the conversation, Iyer emphasizes the need for collaboration over competition.

“There’s enough on the plate for everyone in the industry. What we need is one unified fabric – one that weaves together the best practices of top players, setting a benchmark for all.”
