As global urbanization and net zero mandates redefine capital projects, construction is shifting from site-based labor to industrial, product-led delivery. The VK Group unites both: VK Building Services (VKBS), one of India’s largest MEP contractors, and its manufacturing arm, Godai Tech VIN MEP Solutions (Godai).
Since 2005, VKBS has become one of India’s leading turnkey mechanical, engineering and plumbing (MEP) contracting firms, with a 6,000-strong managed workforce and more than 9.29 million square meters of MEP projects delivered. Operating from hubs in Bengaluru, Mumbai, Hyderabad, and Chennai, VKBS is trusted by over 300 organizations across data centers, metro rail, nuclear power, healthcare, hospitality, pharmaceuticals and industrial facilities.
What distinguishes VKBS is disciplined execution in mission-critical environments. It manages the entire project life cycle – from integrated design and build through commissioning and long-term maintenance – governed by a center of excellence, a dedicated project control department and four-level quality monitoring. Its own Design for Manufacture and Assembly (DfMA)-based pre-fabrication capability moves complex MEP work off the critical path. Under Group Chairman L Vivekananda, this rigor provides the platform for the group’s industrial ambitions.
Drawing on decades of field experience and anticipating the industry’s future needs, the VK Group established Godai as a dedicated manufacturing arm, built to serve the wider market, not just in-house consumption. Applying DfMA and Building Information Modeling (BIM), Godai converts fragmented site work into pre-engineered, pre-aligned modules that arrive ready to connect – delivered as corridor modules, risers, and skids, with quality locked in before dispatch.
Godai’s catalogue spans the full mechanical, engineering, plumbing and fire protection stack: HVAC skids with chiller and pump modules, code-ready fire-protection systems, plumbing and public-health risers and integrated MEP corridor modules of ductwork, piping, and structural support. Clients engage at any level – full-service delivery, fabrication and supply, or modular systems.
Godai’s facilities of over 41,800 square meters anchor this production. Its Anantapur facility – Indian Green Building Council Platinum-rated and powered by 100 percent renewable energy – pairs BIM-integrated CNC fabrication with a Hyderabad plant optimized for large-scale modular output. Factory precision makes sustainability measurable, cutting carbon, water and air pollution by over 50 percent versus site work, with systems aligned to LEED, Green Rating for Independent Habitat Assessment, and global green-building benchmarks.
Together, VKBS’ field mastery and Godai’s manufacturing precision let the VK Group own the entire life cycle, from engineering to on-site integration. For large-scale infrastructure, that delivers:
• Schedule optimization: Up to a 65 percent reduction in installation timelines, enabling faster commissioning and time to revenue.
• Labor risk mitigation: Up to a 75 percent decrease in on-site labor, insulating projects from regional skill shortages.
• ESG compliance: Up to an 80 percent reduction in material waste, advancing corporate net zero objectives.
Central to the group’s mission is the 90:90 model: a commitment to complete 90 percent of technical execution within 90 days of site arrival. A digital thread runs from VKBS’ BIM designs straight to Godai’s CNC floor, ensuring what is designed is exactly what is fabricated.
“We’ve moved MEP from something you build on site to something you manufacture with certainty. That shift is how our clients gain time and how we protect quality.”
- L Vivekananda, Group Chairman, VK Group
